Rental houses are usually filled with restrictions on the kind of home improvement and modifications you can do to your home. Living in a rental house entirely depends upon your individual circumstances. Owning a home allows you to make almost any changes (subject to local planning restrictions). In addition, when renting a property, you will not benefit from any increase in the property's value.

However, there are few simple tips on home improvement that can help you to get over around this fact and you can focus on using personal touches on things that you can change.

Furniture: Furniture is often a major focal point of any room and creates a tremendous impact. Whether it is your living room, dining room and the bedrooms, refinishing your old furniture or replacing it with a new one according to the theme of your room can help change a room entirely.

Depending upon your budget you can choose your furniture and redecorate your house. A set of traditional wooden pieces of furniture also allows for a large amount of variation and choice. Refurnishing them, adding stenciling or patterns can transform cheap second hand furniture and make it into uniquely yours!

Bedroom: You may be restricted to take up home improvement projects and make changes even in your own bedroom but with a few simple changes and additions, you can transform your bedroom from a generic looking room with a bed, to a sanctuary and haven that really emphasizes your character.

You can repaint or redecorate your walls or ceilings with soothing colors if your rental contract permits. Changing the carpets and using finer lighter colored curtains of your choice can make over a dark room in to a bright and well lit.

One of the biggest and most obvious home improvements you can do is change your bed. A bed is a dominant piece of furniture and turning it into a main focal point in the bedroom is a great idea. You can personalize your bed by adding additional pillows, using bedspreads that match your personality, either in aesthetic appearance or in color or both.

Wardrobes and cabinets are a great way to bring some exceptional flair in to your bedroom. While most of them are traditionally made of wood, you can really find some unusual pieces of furniture in your home improvement store that will enable you to show off your own tastes and personal touches.

Living room: An articulate spacious living room gives immense pleasure and a feeling of comfort. Reupholstering the chairs and sofas, changing the cushions and decorating the walls with unique paintings and artifacts can help to alter the look of the room and make the house feel warm.

Kitchen: Since most of the time is spent in the kitchen a functional kitchen with modern cabinets and easy to use appliances can give you comfort and is considered a major home improvement project. Although, you may not be able to modify the cabinets in a rented house a dull kitchen can be brought to life by just painting and republishing the cabinets.

If you plan to live in a rented house, you will certainly try to make the home feel comfortable and take some inexpensive home improvement projects to suit your needs. Though, it entirely depends on the terms and conditions of your contract, you need to give your home a personal touch, accent and a feeling of character.
